Would be very surprised if that part of NYC didn't trend R, given its distance from Downtown Manhattan, racial/ethnic composition, and socioeconomic profile. Not familiar enough with Metro NYC to guess whether it'll trend R by more or less than other areas, or on what timeframe we can expect meaningful shifts.
