You are correct, a state is required for private ownership and property rights to be to be enforced. Of course, a state is also required for collective ownership to be enforced, making anarcho-communism equally impossible.
The absense of collective ownership is pretty much a prerequisite to having anarcho-communism so I'm really not sure where you're coming from.

Collective ownership is still ownership, and thus very much not compatible with communism.
