Manchin is the Democratic nominee and some liberal Republican is the GOP nominee.

Realistically, lots of time and money. But for one to vote blue now, probably a uninspiring republican without the ability to increase rural enthusiasm and a pro coal dem like Manchin or Ojeda.

Further influence from the DC metro on the Eastern Panhandle, a pattern of more typical modern suburbanization around Charleston or Huntington, or maybe, just maybe, Pittsburgh becoming a megacity and colonizing the Northern Panhandle.

DC spillover turning Jefferson Democrat.

This is 100% the right answer and it is happening.  Jefferson county is not very far at all from the DC metro area and as Loudoun is getting more expensive some people are moving out there who want more land.  Definitely a fair amount of construction.  Though it's not DC people or people who work in DC moving there.  It's mostly people who work in Reston, Sterling, Ashburn, Leesberg, etc., who are being priced out of NOVA.
