The New York City neighborhoods have been changing since the 1990s due to younger whites "gentrifying" and changing neighborhoods, etc.

Places like middle class Glendale and Maspeth in Queens have homes selling for $1 million.

Supply and demand. NYC is pretty much as developed as is possible but because it's such a desirable place to live demand outstrips housing supply.

Parts of NY could definitely become considerably denser, but its true that there are parts (like Upper East Side) have become as dense as is tenable.
