Suburbs aren't going anywhere. But who lives in them might change, and they probably won't grow quite as fast as they used to.

If you think the market will take care of the oil situation (which I tend to think it will), then you must acknowledge it will take higher fuel prices to get there. And that will involve some behavioral changes by consumers, including but not limited to living close to work.
